Real Estate Agents: Are You Referral Worthy!

How Can I Be Referral Worthy?

It's a known fact that according to the NAR, 73% of all clients are received by agents - by referral, directly knowing the agent, word of mouth or repeat business. Many agents think that if they hold out the right "reward", have the latest and greatest blog, or best Facebook posts people will come running after them.

No One Will Refer You If YOU Are Not Worthy

Getting a referral from customers is like when you go and watch a great movie. Once you come out of the movie theatre the very first thing that you will do is run and tell someone how great it was. Then what does that person do, well they go and see the movie. That one exchange just placed more money in the film maker's pockets, no different in the Real Estate market. Bottom line is people buy with trust regardless if that trust is personal trust, or trust through the experience of someone else.

How Can I Be Referral Worthy?

The very first thing you should do once you are aware of the referral is to call or email the person that referred your services. Agents are very busy and many will not take the 5-10 minutes to reach out to the person and thank them. But if you really want to stand out, you can take some additional steps to really impress them and leave a lasting impression:

  1. You could donate to their favorite charity.
  2. Give a gift certificate or a gift card.
  3. Find a way to support their business if they are a business owner.
  4. Free coffee
  5. Movie Tickets
That's Great, But How Can I Real Stand Out?

Doing those things listed above are great when you got a solid referral, which will give them a reason to refer more customers in your direction. There is however a solution that you can really WOW the customer with something new in the Real Estate industry.

5Linx provides a way for Real Estate agents to increase their earning potential with every home sold. The real estate agent will add the provided solution to their business without changing their normal routine. Would it not be great for you the agent to get a customer into the home of their dreams, then with a one-stop shop service activate their essential services? This includes, internet, phone, electricity, gas, cable, home security and much more? This is the next level service that I strongly feel that every agent should have today, but will have in the very near future.

Take Away Steps:

  1. Provide great service.
  2. Get referrals
  3. Thank your referrals
  4. Support them as well.

Real Estate Marketing: Blogging

Should Blogging Be Part of Your Real Estate Marketing Strategy?

There are plenty of misconceptions and preconceived notions out there about the value you of blogging, especially as a real estate marekting strategy. Blogging however regardless of what industry you are in positions you as a professional and subject matter expert.  It all starts with writing a blog first, then getting it out so that the audience can read.

What if I Have Never Written a Blog?

As the saying goes, there is always a first time but the fact is you just have to do it. However, doing it is one aspect, but doing it the right way will require some effort in training and educating yourself. The art of blogging does have a bit of public relations problem, but the reasons are glaringly obvious:

  1. A lot of blogs are poorly written, not well formatted, and in most cases abandoned without any follow up.
  2. Many bloggers tend to ramble about a subject and leaves the reader wondering the purpose.
  3. The word "blog" sounds too much like "blob", so some people just have a hard time taking it seriously.
The means of getting over the third point, is to write value-added content and being consistent. Consistency is the key because you can't write a blog one day of the week, then come back to the forum and write another two weeks later. You have to write with a purpose with the intent of providing great content and develop a captive audience.

Where Should I go to Write My First Blog

You can go to many places but I high endorse starting with Google's Blogger site. It gives you a user friendly environment for first times, has all the features which allows you to track your traffic. This is key because you get to see the amount of traffic reading your blog, where it is coming from, and who is commenting.

Remind Me Why Real Esate Agents Should Do This?

Real Estate agents are everywhere and competition is stiff in this industry. You have to find ways to stand out among your competition and be the key agent to go to. It could be online advertising, presence in social media, and now we are talking about blogging. Blogging allows you as the agent to control the content that you want to discuss. Customers are constantly looking for answers to certain thing as it pertains to the Real Estate Industry.

One of the key things that many customers are looking for are is it the right time to buy or how is the market doing overall. With you writing a blog you can become the agent in this area and display your knowledge. Someone then reads this article, thus creating trust and now you are building a brige to your services.

Action Items For You as the Agent

  1. Research what buyers want to know in the market.
  2. Learn the appropriate steps to write a blog.
  3. Take action and write your blog.
  4. Get it in front of your audience.

Customer Service: How Real Estate Agents Set Themselves Apart

How Customer Service Leaves a Lasting Impression

Providing great Customer Service as a Real Estate Agent has nothing to do with being with the best and biggest firm. It has nothing to do with being the best dressed and no one cares how many homes you sold last year. What customers really want is someone who displays they care, competence, intelligence, transparency, and availability. They want to do business with people that help them feel comfortable that you are willing to do what ever it takes to help them get their home.

Customer Service In Real Estate Can Set You Apart

In today's economy where everyone is trying their best to increase their income and take home pay, customer service at times get's lost in the mix. The bar has been set low with many customers, and they are just begging for anyone to step up and care for their needs.

How Can We Set Ourselves Apart as Real Estate Agents?

The standard for Real Estate Agents today is to work countless hours to sell a customer their dream home. Once the goal is accomplished, the Real Estate agent (depended upon who it is) will go the extra mile to provide a reminder or checklist of household essential services to cut on. So the client will walk away and call each provider to cut those services on.

Real Estate Agents now have the ability to set themselves apart by not only selling the home but take control of cutting on the essential services for the client at a one-stop shop service. Yes, it's true. The services I'm talking about is Gas, Electricity, Cable, Satellite, Internet, Home Security, and more. Real Estate Agents....not only will you wow your client, they will remember you forever and share their experience with others.

What's In It For Me?

Real Estate Agents today are accustomed to the model of commissions of if they sell a home they get paid, and if they don't then it's effort down the drain. For offering this one-stop shop type of structure you can earn residual income for everytime this cusomter pays their bill. Think back to when the Real Estate and mortgages fallout. I remember seeing agents working part-time at retail stores, some lost their homes, bankruptcies, foreclosures, you name it. Adding the structure of residual income can provide security and really change your business for the better.

Real Estate Text Message Marketing is Effective

Why Text Message Marketing for Real Estate?

Real Estate text message marketing is a proven tool, but real estate professionals have been slow to the table to digest it. This could be due to the fall out of the real estate and mortgage crash. Not just real estate professionals, but we as an economy have less moneyh for our marketing efforts. If not that, it could boil down to resistance which humans tend to have when some is new and they have to make a change (worse thing in the world right? - sarcasm). Here are the reported numbers to support that text messaging should be adopted:

  • 95-98% of text messages are read within minutes of receipt.
  • 86% of consumers send or receive a text message every week.
  • 30% of consumers interact with a brand via text message.
  • 2.12 Trillion text messages are sent every year!
  • There are over 320 Million wireless subscribers in the US
The fact is, that people are very mobile these days, and they're accessing the Internet on mobile devices more and more. Real Estate agents to build a list of mobile address (or phone numbers) for delivery of all types of marketing related material and services is the next level of marketing. This immediately puts you on the playing field with agents are already doing this type of marketing.
